Na Taboru posredujemo pri prodaji 2 sobnega stanovanja z balkonom, neto tlorisne površine 62,8 m2 (povzeto po Gurs), ki se nahaja na dobri izhodiščni točki, je svetlo in osončeno.

Stanovanje leži v tretjem nadstropju večstanovanjskega objekta, kateri ima urejeno izolacijsko fasado (2012) in menjano streho (2024). V objektu je bila v preteklem letu (2024) izvedena tudi investicija v toplotno črpalko. Objekt nima dvigala, drugače pa gre za vzdrževan in urejen objekt v sklopu katerega je tudi skupna kolesarnica.

Stanovanje sestavljajo dnevna soba, otroška soba, spalnica, kuhinja, kopalnica z wc-jem, balkon in hodnik. V kletni etaži k stanovanju spada shramba velikosti 5,5 m2 (Gurs). K stanovanju spada tudi solastnina na splošnih skupnih delih stavbe.

Po podatkih Gurs obsegajo bivalne površine 52,9 m2, balkon pa 5 m2. Stanovanje je obnovljeno in lepo vzdrževano, v kuhinji so bile zamenjane elektro inštalacije ter vodovod. Stene in stropovi so obnovljeni v celotnem stanovanju. Pohodne površine so obložene z laminatom, na hodniku, v kuhinji in kopalnici pa s kermiko. Okna so bila menjana, zdaj so pvc izvedbi, bele barve, dvoslojna z roletami. Tudi vhodna vrata so bila zamenjana (2021), v pvc material, masivnejša, v rjavi barvi z večtočkovnim zaklepanjem.

Stanovanje je opremljeno, glede na potrebe in pričakovanja kupca ter odvisno od dogovora s prodajalcem, lahko oprema ostane.

Ogrevanje je daljinsko centralno in se plačuje po porabi. Stanovanje s sredinsko lego (samo ena zunanja stena) omogoča nižjo porabo energije za ogrevanje. Ogrevanje sanitarne vode je na elektriko (bojler). Nameščena je tudi nova klima.

Skupni stroški v zimskem času v povprečju znašajo cca. 300€ na mesec, odvisno od porabe elektrike in od stroška ogrevanja. V poletnem času se skupni mesečni strošek zniža za cca. 100€.

Parkiranje je mogoče ob objektu. Eden avtomobil je možno parkirati na površini ob vhodu v stavbo, te parkirne površine so za stanovalce rezervirane z verigo in ključavnico. Morebitne ostale avtomobile pa na brezplačnih parkirnih površinah v okolici objekta, v kolikor so v trenutku parkiranja na voljo prosta mesta.

Orientacija stanovanja je V, SV, tako v stanovanju ne manjka dopoldanskega in opoldanskega sonca. Tudi sicer je stanovanje zelo svetlo, saj ima tri velika okna na V in SV strani, ki poleg svetlobe nudijo tudi enostaven in učinkovit način prezračevanja. Prezračevanje kopalnice je možno z odpiranjem majhnega okna tik pod stropom.

Lokacija stanovanja je priročna, saj je vsa potrebna infrastruktura v večini primerov relativno hitro dosegljiva, ne samo z avtomobilom, ampak tudi peš. V neposredni bližini se nahaja osnovna šola, vrtec, banka, lekarna, bencinska črpalka, nova zdravstvena postaja Magdalena, UKC, Glavni trg, nakupovalni centri, do hitre ceste skozi Maribor sta slaba 2 km.

Nakup priporočamo tako družinam kot parom, zaradi dobre izhodiščne točke in opremljenosti, pa je lahko zelo zanimiv tudi investicijski nakup. Stanovanje je zelo svetlo z dvema ločenima sobama, v mirni okolici, ki je obkrožena z vso potrebno infrastrukturo. Stanovanje je takoj vseljivo.
