Plot R-2-24 - 1.05 hectares - Mallín Grande, General Carrera Lake, Aysén Region, Chile
Spectacular 1.05-hectare property in the deepest and most rugged Chilean Patagonia, in the Mallín Grande area, on the southern shore of General Carrera Lake, in the commune of Chile Chico, Aysén Region.
Also known as Lake Chelenko by its former inhabitants, this freshwater body is the second largest in South America, the largest in Chile - being a binational lake, shared with Argentina - and one of the most pristine of all: some of its main tributaries, such as the Leones River, come directly from the melting of the ancient Northern Ice Fields. The Patagonian ice fields of South America are the largest in the Southern Hemisphere outside of Antarctica and, together, constitute one of the largest reserves of freshwater on the planet outside the polar circles. Two large masses are distinguished: Southern Patagonian Ice Field, with an area of 11,056 km2, at a central latitude of 49°S and 46 major glaciers; and the Northern Patagonian Ice Field, with an area of 4,000 km2, at a central latitude of 47°S and 30 major outlet glaciers. General Carrera Lake is located very close to the east of the Northern Ice Field.
The Mallín Grande sector, where this subdivision is located, is one of the most privileged on this extensive, turquoise lake, as it is located on its southern shore approximately halfway between Puerto Bertrand and Chile Chico, with a northern orientation that illuminates and tempers the area throughout the year, notwithstanding the extreme, cold Patagonian climate. The Mirador General Carrera subdivision is developed on a small peninsula, with a closed bay, whose 360-degree views allow a visual and direct projection of: to the west - Campos de Hielo Norte, with Mount San Valentín (the highest mountain in Patagonia), several other high peaks always snow-capped and the sector of the Marble Cathedrals located in Puerto Tranquilo; to the north, facing the surroundings of the old and abandoned mining town of Puerto Cristal, Puerto Sánchez with its Marble Cathedrals and the northern shore of the lake, the most unexplored as it has no access roads; to the east, with magnificent views of the lake extending to the charming Fachinal area and then to the border with Argentina; and to the south, dominated by the dramatic high peaks of granite mountains, where Mount San Lorenzo is located, and bordering Patagonia Park, one of the great wildlife legacies of philanthropists Christine and Douglas Tompkins. This National Park stands out for its predominantly Patagonian plains and is inhabited by pumas, guanacos, and huemuls, among others, constituting a success story on biosphere conservation.
Within the subdivision, this plot of land is located behing and above the lakefront plots, in an elevated position. It is a site with a mixture of gentle and steep slopes, very atractive boulders and exceptional, panoramic views of the sorroundings, especially the lake. Like the entire subdivision, it has shared access to a small, sheltered beach within the bay. It has sufficient vegetation-free space to allow for construction without the need to intervene or cut down trees, while still allowing for panoramic views. The visual ensemble evokes sensations of spatial grandeur, breath, and freedom.
This land and its subdivision have high-standard gravel roads and access to water. In order to minimize major disturbances, it is planned that constructions will be provided with electricity through the installation of solar energy systems, on each residence. Nearby are some small stores and basic services in Mallín Grande, and a greater number and variety of others are located in the wonderful town of Puerto Guadal - "Guadalito" to locals - or in the provincial capital of Chile Chico.
In addition to the Northern Ice Fields, the two sectors of the dazzling Marble Cathedrals are nearby; Exploradores Bay and Glacier, and then the sea exit to Laguna San Rafael, within the National Park of the same name; Cerro Fósiles, one of the many places where you can practice ski touring during the winter; numerous peaks such as Mount San Valentín, Mount San Lorenzo, and Cordón Vargas; the outlet of Lake General Carrera, which immediately forms Lake Betrand, where Patagonia's largest river, the Baker River, originates; the Jeinimeni area with its caves with ancient rock art and lunar landscapes; Leones Lake and Glacier, the access point to the Northern Ice Fields; as well as the towns of Puerto Guadal, the closest, Puerto Bertrand, Puerto Tranquilo, Puerto Bahía Murta, Puerto Sánchez, Puerto Ibáñez, and Chile Chico, in addition to the town of Los Antigüos on the Argentine side. Further north is Villa Cerro Castillo, the base for excellent backcountry skiing in winter and rock climbing in summer; to the south the great Patagonia Park reserve and the capital of Cochrane in Prat Province, along with Caleta Tortel, Villa O'Higgins, and the access to the Southern Ice Fields; to the east, Argentina; and to the west, past Laguna San Rafael, with the enormous glacier of the same name, develop countless Patagonian fjords and channels.
From Balmaceda Airport, it's approximately a four-hour drive to Mallín Grande via the Carretera Austral. The route can also be taken via the Puerto Ibáñez bypass, crossing Carrera Lake by barge to Chile Chico, and from there taking the road west to Puerto Guadal.
